Proposed development comprising the erection of a Marks & Spencer Food store, Aldi discount foodstore, a drive thru coffee shop and a drive thru restaurant, with EV charging centre, car parking, landscaping and new all movements junction to Waterton Road.
Mango Planning & Development Limited, as planning agents for CPG Development Projects Limited, intend to submit a planning application for the above development on land south of Waterton Road, Bridgend. Before submitting the application it is a statutory requirement that neighbours and statutory consultees be consulted on the proposal for a period of a minimum of 28 days.
The site comprises 2.57 hectares of brownfield land to the south of the A473 at Waterton, east of the former South Wales Police ground and west of Travis Perkins. The site is presently in a mix of uses including Compact Cars, Comva Car Auctions as well as vacant land and informal storage.
The application proposal will be in outline with all matters reserved, except for landscaping. It will be described as follows:
Class A1 retail unit 1,912 sq m GIA (2,008 sq m GEA), Class A1 retail unit 2,007 sq m GIA (2,093 sq m GEA), Drive thru coffee shop 167 sqm GIA(198 Sq M GEA), Drive thru restaurant 212 sq m GIA (229 Sq M GEA); with 310 parking spaces.
A new all movements junction will be created on the A473 to allow access by car, foot and cycle. The site will also link into the existing active travel route that crosses the front of the site.
The proposal retains the existing landscaping screen to the west and provides new planting within the site and along its boundaries.
The application is supported by technical information addressing ground conditions, drainage, economic impacts, employment land supply, flood risk, green infrastructure, energy, trees and ecology. A separate SAB consent for drainage will also be required.
The proposal will create approximately 130 new full and part time jobs.
